Master planning for a 96 acre mixed-use community in Pagosa Springs, Colorado.  Prepared conceptual plans, cost estimates, traffic study, drainage study, and full engineering construction plans for the project.  The project is currently being changed to go through a Town review instead of the County, and will consist of 17.60 acres of proposed mixed-use abutting Hwy 84, 18.9 acres of multi-family residential, 17.21 acres of single family residential and 25.30 acres of open space/trails.
